A Few Questions
In order to comply with the Building Standards Regulation a building has to be windproof and weathertight. Her are a few questions to ask yourself when appraising your property for compliance:
1) Is it windproof? For instance, can you feel a draught around the windows or does the wind make noise?
2) Is it water tight? Look around for damp patches or water stains on the wall/ceiling/floor. Do you smell mould or moisture?
These two are the biggest issues we find when reviewing a flat for advertising and these need to be sorted out before we can legally advertise your property.
You can also bear in mind structural integrity (ceiling, walls, flooring and fixtures) when appraising your property for letting readiness. Another important item to check would be making sure your smoke detectors are in good condition and working order. If they need replaced, legislation states that all new installations after 3 September 2007 must be mains powered. We at Rothesay Property Services are fully conversant with all current legislation regarding the letting of residential properties and as part of our service as a managing agent we are happy to advise/guide and where possible arange all that is required to become a landlord. The above items are the most critical issues that need dealt with before we can take you onto our books and advertise your property. The other area that we look at is decorating. Sometimes there are things needing done that arre readily apparent and we urge you to go ahead and sort them out before we view your property. However, we can help you to determine if anything could be done on an effort to make your property more attractive for viewing. Please bear in mind that we reserve the right (please see our contract for details) to charge an admin fee for any services rendered in helping you prepare your property for letting. PLEASE NOTE: If there is a communal issue at hand, then Rothesay Property Services cannot issue any instructions to tradesmen in these situations. If you think you are ready to put your property up for letting, then we invite you to take a look at our Landlord's Contract by clicking the link below. If you are happy for us to have a look at your property and give you our assessment then we will need a set of keys and full address of the property to be appraised for advertising. We will then have a look and get back to you with our thoughts/recommendations. If we are happy to take you onto our books, we will then ask you for a filled out and signed contract for our files.
